Common Questions from Nepali First-Time Buyers
Do I need to be a citizen to buy a home in the United States?
No. Permanent residents (green card holders), visa holders, and non-resident foreign nationals can all purchase property in the United States. Financing options vary depending on immigration status — I can connect you with lenders experienced in working with non-citizen buyers.
How much do I need to save before buying?
The short answer: less than you probably think. FHA loans allow as little as 3.5% down with a 580+ credit score. Conventional loans start at 3% down for qualifying first-time buyers. On a $700,000 home in Tracy, that’s $21,000–$24,500 down. Closing costs add another 2–3%. Many buyers in our community are surprised to find they’re closer to buying than they thought.
My credit is not perfect. Can I still buy?
Credit scores are changeable — often faster than people realize. Paying down one credit card from high utilization can move a score 20–40 points in 60 days. I’ve worked with buyers who thought they were 2 years away from qualifying and closed in 6 months after addressing specific credit items. Have the lender conversation first — know your actual position before assuming the answer is no.
Is it better to buy in the Bay Area or in Tracy/Central Valley?
This is a question I genuinely love because there’s no universal answer — it depends on your income, family priorities, commute tolerance, and long-term goals. I grew up in Nepal in a household where nothing was guaranteed — except the belief that education, discipline, and service could change the trajectory of a life. I came to the United States, earned my degree in Aerospace Engineering from Wichita State University, and spent over a decade at The Boeing Company as a Structural Analysis Engineer.
Real estate found me the way important things often do — through a genuine problem. Like many Bay Area professionals, I wrestled with the question of homeownership in one of the world’s most expensive markets. I studied it the way I studied engineering: systematically, analytically, with attention to data and a healthy skepticism of assumptions. That process became Smart Moves.
